Every service below is built around the goal of getting a nonprofit or community land trust into space it can actually own and sustain, on terms that support its mission. We currently only represent buyers.
Organizational readiness assessment. We walk clients through our own readiness toolkit: financial capacity, program fit, and board decision-making structure, so the search starts from a realistic picture rather than a hope.
Financial feasibility screening.We help clients understand what they can actually afford to acquire and carry, factoring in likely debt terms, down payment sources, funding gaps and the ongoing cost of ownership.
Site identification and search. We translate an organization’s program needs, budget, and neighborhood priorities into an active search, drawing on relationships across the Bay Area’s community real estate landscape, including off-market opportunities that never reach a standard listing.
COPA and TOPA transaction support. We help clients determine whether they, or a nonprofit partner, are certified to exercise San Francisco's Community Opportunity to Purchase Act, move within its tight notice windows.
Capital stack navigation. We help clients see how their financing sources fit together, such as debt, PRIs, NMTC allocations, capital campaign proceeds, seller financing, and bargain sales, and flag where gaps or sequencing risks could derail a deal.
Offer strategy and negotiation. We build offers around a nonprofit’s real financing timeline and constraints, and negotiate price, contingencies, and closing terms that protect a mission-driven buyer working with grant timing and board approvals.
Due diligence coordination. We help organize inspection, environmental, title, and entitlement review, and coordinate with the attorneys, lenders, and consultants a nonprofit buyer needs at the table.
Closing support. We stay engaged through closing to make sure the terms negotiated at the offer stage hold through to the final transaction.

What this costs you
Like most buy-side representation, our fee is typically paid through a commission split with the seller’s agent at closing rather than billed directly to your organization. We’ll walk through exactly how compensation works on any specific deal before you sign a representation agreement, so there are no surprises for your board. If a transaction requires the buyer to cover our fee directly, we’ll work with you to find a fee structure that fits your project.
